Since July 2024 the water and sewerage boards have been merged into district local government organisations (EOA) — one for each of the five districts: Nicosia, Limassol, Larnaca, Paphos and Famagusta. Water bills come every four months, and a tenant's deposit is around €250.
Water
- Transferring the water account: a Transfer Application, the rental contract, a photo of the meter, settlement of the previous occupant's debt and the deposit.
- In Limassol the tenant's deposit is €250, the owner's €50. Processing takes up to 3 working days. Installing a new meter costs €210, reconnection €35.
- VAT on water is 5%. The sewerage usage charge in Limassol is around €0.64 per cubic metre plus an annual levy based on the property's assessed value.
- Consumption: a family of four uses around 20 m³ a month, roughly 5 m³ per person.
To connect water at a new property the application must carry the title deed or contract of sale, an identity document, the building permit and the final approval certificate, plus a certified power of attorney if a representative applies. The owner's deposit is €50 and the meter installation is €210. The final amount is calculated after submission and confirmed in writing; it must be paid before the meter is installed.
Waste and municipal charges
- The annual refuse collection charge is €120–200 per household, and above €200 in parts of Nicosia. The bill comes from the municipality.
- Municipal tax is usually €100–500 a year, the sewerage charge €50–250.
- A move to Pay-As-You-Throw is in preparation — paying via special bags instead of a fixed charge, with expected costs of €150–250 a year. The rollout is contested and keeps being postponed.
Where to take bulky waste
Christmas trees, garden waste, old appliances and furniture go to a Green Point. In the Limassol district there are ones at Kolossi, Parekklisia and Avdimou, open Monday to Saturday roughly 8:00 to 16:00. Clothes are taken by Clothes Recycling containers, in-store bins and charity shops attached to animal shelters.
Communal charges (koina)
From €50 to €150 a month depending on the building: lift, pool, cleaning, insurance, lighting. By law a building with five or more flats must have a management committee and a common fund, with costs split by share. State clearly in the rental contract who pays the koina, and check there are no arrears from the previous occupant.
Gas
There is no mains gas on the island. Cookers and heaters run on 10 kg cylinders; a refill costs around €13–16 plus a deposit on the cylinder itself the first time. Local distributors deliver on a phone call or via WhatsApp, and supermarkets and Wolt also carry them.
